Athens is a college town with a property market unlike anywhere else we serve. The Athens Perimeter, Loop 10, wraps the whole thing, and US-78, US-441, and US-29 feed traffic in from every direction. Five Points, between the Broad River and campus, draws families, UGA faculty, and retirees to its quiet, tree-lined streets. Normaltown, named for the old State Normal School that is now the UGA Health Sciences Campus, has midcentury homes near Bishop Park. Cobbham, first platted in 1834 as the city's earliest planned suburb, mixes historic architectural styles. These older homes sit on lots with mature canopy trees, established beds, and decades of soil history, so the work is careful updating rather than wholesale replacement: beds refreshed without pulling anchor plants, declining trees managed, and drainage corrected where root systems have altered the grade over time.
