Owning a property on Lake Oconee means you are not there every weekend. The lawn does not know that. Grass grows, weeds spread, and by the time you arrive for a long weekend, the yard needs attention before you can enjoy it. Synthetic turf solves the maintenance problem permanently for the areas where it is installed.

Why Synthetic Turf Makes Sense for Lake Properties

Natural grass requires consistent mowing, watering, and seasonal care. When a property sits unoccupied for two weeks at a time, grass grows out of control or dies from inconsistent watering. Bermuda and Zoysia go dormant and brown in winter. Fescue needs overseeding every fall. None of this works well on a property you visit rather than live on.

Correct installation for Georgia's climate: excavate the area to remove organic material and native soil, compact the subgrade, add 3 to 4 inches of compacted crusher run gravel (we use a plate compactor, or a skid steer for larger areas, to achieve consistent compaction), install a weed barrier over the gravel, then roll out commercial-grade turf with seams glued and all edges secured to a border or perimeter nailing strip.

A properly installed base drains after rain, stays level over time, and prevents the turf from wrinkling, bubbling, or pulling away at the edges. An improperly installed base does all of those things within 2 to 3 years.

Turf Quality: What to Look For

Not all synthetic turf is the same. The key specs:

• Pile height: The length of the blades. 1.5 to 2 inches is standard for lawn replacement. Shorter for putting greens. Longer looks more lush but does not perform as well under foot traffic.
• Face weight: Ounces of fiber per square yard. Higher face weight means more fiber, more density, and longer life. For residential use, 50 oz and above. Budget products come in at 30 to 40 oz and show wear faster.
• UV rating: Georgia's summer sun is intense. Turf without UV stabilizers in the fiber fades noticeably within 2 to 3 years. Quality turf holds its color for 15 years or more.
• Infill: Silica sand and crumb rubber are standard. Some homeowners prefer organic infill options. The infill stabilizes the fibers and affects how the turf feels underfoot.

Realistic Cost Expectations

Synthetic turf is a one-time investment versus ongoing lawn care costs. Installed cost typically runs $12 to $20 per square foot depending on turf quality, how much base prep the site needs, and site access for equipment. A 500 square foot area runs $6,000 to $10,000 installed.

Compare that against a decade of lawn service on a property you visit rather than live on. Most vacation property owners find the economics make sense, particularly for the areas that are highest maintenance (side yards, areas under decks, sloped sections that are difficult to mow).

Where Turf Makes Sense and Where It Does Not

Good applications at Lake Oconee properties: side yards, backyard entertainment areas, areas under decks where natural grass does not grow well anyway, high-traffic pathways between the house and the dock or lake access, putting greens.

Less ideal applications: steep slopes with significant water runoff where drainage needs to be addressed first. Areas with active tree root growth that will heave the base. Front yards in neighborhoods with HOA restrictions (check before installing). If the site has drainage problems, those need to be fixed before turf goes in. Turf will not solve drainage problems and can make them harder to address later.
