What a Maintenance Contract Covers
A commercial contract is not a mowing schedule with extras bolted on. It is a written scope with a visit frequency, a defined list of what happens on each visit, and a named point of contact who knows your property.
Most properties run on a weekly or biweekly cycle through the growing season and drop to a lighter schedule over winter. Seasonal work like pruning, mulch refresh, and color rotation is scheduled into the contract up front, so it does not arrive as a surprise invoice in April.
Anything outside the routine scope, a failing retaining wall or a drainage problem that surfaces after a storm, gets quoted separately in writing before we touch it. You approve it or you do not.

Can you handle multiple properties under one contract?
Yes. Property managers and owners with several sites usually run them on a single contract with one scope, one invoice, and one point of contact, with each property getting its own visit schedule. If the sites are spread across counties we will tell you honestly which ones we can service on the same route and which ones need their own crew day, because pretending otherwise is how service quality slips.
Are you licensed and insured for commercial work?
Yes. Liba Landscape is a licensed and fully insured Georgia business. We are also GDOT certified, meaning we are certified by the Georgia Department of Transportation, and we are a Minority-Owned and Woman-Owned business. Those last three matter on bid sheets, supplier diversity requirements, and public or institutional contracts. We will provide current certificates of insurance naming your entity before work starts.
How fast do you respond when something needs attention between visits?
Call or text your point of contact and you get a real answer the same business day, not a ticket number. For storm damage, a downed limb blocking a drive, or anything creating a safety or access problem, we prioritize it ahead of routine work. Routine requests, a bed that needs attention before a property tour, get folded into the next scheduled visit or sooner if the schedule allows.
Do you work after hours or on weekends?
For commercial properties, yes, and often it is the better option. Retail centers, churches, and schools frequently need work scheduled around business hours, service times, or drop-off and pickup. We build that into the contract up front rather than treating it as an exception. Our standard office hours are Monday through Friday, 9am to 5pm, but crew scheduling on a commercial contract is set by what the property needs.
Can you bid against our current landscaper?
Yes, and it is a normal part of how commercial work changes hands. We will walk the property, put a written scope and price in front of you, and you can hold it against what you are paying now line by line. We will not ask you to break an existing agreement. Most managers who switch do it at renewal, and a walkthrough two or three months ahead of that date gives you a real comparison instead of a rushed one.
Do you take on government and municipal work?
Yes. Liba has held government contracts before and actively pursues them. The GDOT certification, plus Minority-Owned and Woman-Owned status, is specifically what qualifies us for public work and for supplier diversity requirements on larger private contracts.
