Dacula has a mix of character that is distinctly northeast Gwinnett: some rural pockets that have survived the growth push, established neighborhoods built out in the 1980s and 1990s, and newer subdivisions still adding homes. Master-planned communities like Hamilton Mill, with its Fred Couples golf course and resort-style swim and tennis amenities, sit alongside large-lot properties and the Hebron Christian Academy area. Many owners want that natural, less-suburban feel reflected in their landscaping, not the cookie-cutter foundation shrubs and patchy Bermuda that come with a builder. New-construction properties in Dacula come with the standard Gwinnett issues: compacted red clay, disturbed soil that does not drain, and builder-grade sod over ground prep that was never done properly. We see this constantly in the newer subdivisions off Highway 316. The fix is not complicated, but it requires doing the prep work right: grading corrections, topsoil where the clay is dominant, and drainage solutions before sod goes down. Get it right once and the lawn holds. Skip it and you are redoing it every couple of years.
Paver patios and fire pits are popular requests in Dacula. The outdoor living market here is strong: properties with room for a proper patio and backyard setup, owners who are investing in making their homes more usable. We build on a proper compacted gravel base with the right sand bed thickness so the pavers stay level for years, not just through the first winter.
